Hi! One of our housemates is leaving us to move to Canada, so we're looking for someone to move into the 4th room in our house as soon as possible (the room'll be free from the 1st of September). The members of our household are: Me - Sara (27) works for Costa and loves music, gigs & festivals and making jewellery, Emily (27) works for the Arcadia group and loves a good pub quiz! Jade (25) works at the LGI and has two friendly guinea pigs called Simon and Heisenberg :) It's generally a pretty chilled out atmosphere in the house and we'd want to make sure whoever moved in felt comfortable living here. Basically we are looking for someone nice and easy to get on with (moderately tidy would be a good thing!). We all like the odd night out, pub quiz, or polishing off a bottle of wine in front of the telly but our student days are a long way behind us so if you're looking for a raucous party house it's probably not for you! :) Anyway, enough about us - about the house... LOCATION: The house is right next to Kirkstall Abbey park, with the canal towpath nearby which is great for walks or cycling. It has very good transport links. 9 mins walk to Headingley station (yes 9 mins, I have it down to a 'T'!) The 49, 50, 33, 757, 508, 760 and 670 buses are all nearby, so it's a super location for commuting into town and other areas of Leeds. There is a massive Morrisons about 5 mins walk away. The West End House pub is two streets away and serves good food and real ale. There's also an awesome tapas bar too about 100m up the road. THE HOUSE/ROOM: It's three floors and four bedrooms, downstairs there's a decent sized kitchen/dining area and a living room. The room we're advertising is a medium sized room on the first floor, which gets a lot of sun, had a brand new bed put in in June and has a good sized wardrobe for storage etc! There's two bathrooms, it's all double glazed, central heated etc. The house is clean, well kept and sunny. We've got a bit of a yard out the front with a bench and room for BBQs with a picnic bench. I can honestly say it's the nicest house I've lived in since leaving home and is definitely worth a look! BILLS: The bond is £250 and the rent is £238 per month (which for the location is an absolute steal in our opinion!). Our housemate who's leaving is keen to find someone to take over his part of the contract as soon as possible so hes said he'll pay the signing fee. Council tax is £25 per month. Gas and electric usually works out on an average of £30-35 per month. Water is £8 and Broadband/Virgin TV is also £8 per month.
